Real Estate Agreements: What's the different between a warranty deed and a quitclaim deed?A warranty deed gives the buyer a guarantee that the property is free from defects or encumbrances, such as claims or liens against the property. On the other hand, a quitclaim deed transfers whatever interest the seller may have in the property without any promises or warranties about the title, and the buyer assumes these risks and is responsible for resolving them. It's advisable to use quitclaim deeds only when there is a high level of trust between the two parties.
